506 +/- Acres offered in 8 Tracts in Township 58N, Range 12W, Sections 5, 6, 7, & 8 of Shelby County, MO.

114 +/- Acres with frontage along Shelby Co. Rd. 203 on the south and west sides and access from both. This tract is virtually all open and currently in crop production. A large portion is bottom ground that is very fertile. The balance is in two wooded draws, a 56' x 70' pole machine shed and lot, a pond and some livestock lots that are being cleaned up with a track hoe and dozer. By day of auction there will be several additional tillable acres. A prime high percentage is tillable on this tract.
NOTE: If sold to separate buyers there will be a 30 foot easement retained along the north end of Tract 1 for access to Tract 2.
