This tract along Hughes Rd is pasture and farmstead with grain bins, Howards home, barn, and machine shed. The creek and timber on this tract offer great hunting potential . The pasture is good quality grass and bordered with enough trees for weather refuge. The view is conducive to a new home site with a great location just 1 1/2miles from Odessa. You can have both solitude and convience by owning this tract. Both tracts have cistern water systems and Septic systems for the residence on each tract.

This tract contains all of the ground deemed tillable by FSA standards. Although most has been in pasture and hay the potential for more row crop production lies with this tract. In discussing the auction with the Barkers, more than once it was mentioned how a little dozer work on this tract would go a long way to increasing its value and profit potential. The pasture has older but good fencing and is cattle tight.
 
Another aspect is the trailer home that has been occupied by Carl until December 2012. It is in good shape and offers either a residence for the new owner or income producing as a rental home.
 
 Auction Terms & Notes  

10% non-refundable deposit due at contract signing immediately following the auction.
Seller pays title commitment and title insurance.
Seller pays for the survey if the tracts sell to separate buyers.
No Tenant agreement is in place for 2013.
 
FSA shows 73.9 acres tillable. Row crops have been rotated on approximately 16 acres with the
      balance in hay ground and pasture the last several years. Based on aerial measurements,
      you could row crop approximately 51 acres.
Crop Yields: 2012 drought year 31 bushels of Soybeans with no fertilizer.
2011 44 bushel soybeans with no fertilizer.
2010 77 bushel corn with only approximately 50#s of Nitrogen applied.
Dale Barker, the current tenant, would like to have up to May 1st, to remove all livestock
      and equipment, currently used for the cattle on the farm.
There is no tenant agreement for 2013 crop or pasture.

  Auctioneer's Note  
Howard Barker celebrated his 99th birthday in 2012 and currently resides at the Meyer Care Center in Higginsville. His need to liquidate his farming assets has opened the door for prospective buyers to purchase a stock and row crop farm with a great location and upside potential. Parties to the auction include, Howard Barker, sons, Aubrey, Carl , Dale , and daughter Rosanna Hare.
